Developers of healthy and sustainable housing

The commitment to sustainability and improving the health of buildings is an unstoppable process. The demand for sustainable and healthy buildings is experiencing a boom due to society’s commitment to the degradation of the planet we have caused. Sustainable engineering and architecture are becoming increasingly popular due to society’s awareness, especially in the new generations who care about the planet we leave them.

Some of the characteristics of sustainable buildings are:

  1. Good indoor air quality: a sustainable and healthy building must have a ventilation system that circulates fresh air and filters pollutants.
  2. Energy efficiency: The building must be designed to minimize energy consumption and maximize the use of renewable energy sources.
  3. Water efficiency: the building must use water-efficient fixtures and appliances and must have systems to capture and reuse rainwater.
  4. Natural lighting: The building must maximize the use of natural light to reduce the need for artificial lighting.
  5. Low toxicity materials: The building must use materials that are non-toxic and do not contain harmful chemicals.
  6. Access to green spaces: The building must provide access to outdoor green spaces and/or indoor plants to improve air quality and promote relaxation.
  7. Active transport options: The building must encourage active transportation, such as cycling or walking, by providing bicycle parking, showers, and changing rooms.
  8. Accessibility: the building must be designed to be accessible to people with disabilities, with features such as ramps, wide doors, and accessible bathrooms.
  9. Waste reduction: the building must have systems to reduce waste, such as recycling and composting programs.
  10. Acoustic comfort: the building must be designed to minimize noise pollution and provide a comfortable acoustic environment.

The BREEAM (Building Research Establishment Environmental Assessment Method) Certification is a voluntary sustainability rating system for buildings developed in the United Kingdom more than 30 years ago. There are certification companies around the world that evaluate the performance of buildings in a wide range of environmental, social, and economic aspects to generate a rating from “Pass” to “Outstanding.” There are different schemes for New Construction, In-use, Residential or Office buildings. A BREEAM certification is profitable in several ways.

  1. Obtain significant savings by identifying passive and active energy and water-saving measures, thus improving your business’s operational performance.
  2. Gain a competitive advantage. By obtaining sustainable building certification, your company will be recognized as a pioneer on the international scene. Buildings with sustainable certification achieve rental incomes that are 3% higher than buildings that do not have them.
  3. Protect your investment. Sustainable building certification acts as an international indicator of quality, increasing the overall appeal of your property and potentially increasing its value by up to 7%.
  4. Drastically improve the quality of life of occupants. In buildings with proven sustainability strategies, occupants are more motivated to follow healthy and environmentally friendly behaviors. Indoor air quality improves, productivity increases, and absenteeism levels decrease.

The first item on the list of sustainable building features is good indoor air quality. Normally, this is achieved by incorporating ventilation systems that circulate fresh air and filter contaminants from the outside air, but it has some drawbacks, such as the need to replace and clean filters or the need to force ventilation with motors that consume a lot of energy and are unsustainable. Fortunately, there are alternative technologies such as the incorporation of the Open-Air Factor into closed surfaces.

Among these technologies, the innovation presented by PUROH stands out. It is a technology that replicates in a device the natural air disinfection of the atmosphere, in the so-called Advanced Oxidation Processes. This Open-Air Factor technology neutralizes toxic compounds and pathogens from air and surfaces with the same neutral hydroxyl radicals produced in the troposphere.

Hydroxyl radicals OH·, unlike the ions emitted by some devices, are neutral, which means they pose no risk of oxidizing metals, nor do they affect computers, appliances, or office or home equipment, unlike conventional ionizers. The advantages over HEPA filters are also obvious; they do not act on surfaces, are noisy, consume a lot of energy, and are ineffective in places with constant public turnover.

There are several products that can be adapted to the needs of your building, from compact devices for installation in elevators and homes to air modules for offices and industrial spaces. It is a very affordable technology due to the benefits it offers, as it does not require any construction work to achieve the advantages of a healthy and sustainable building. This air improvement technology would represent always having windows open without altering thermal or noise comfort. It is an ideal way to increase BREEAM certification without undertaking a significant investment.
